Manchester Development Finance: What a £5.5m Heavy Refurb Deal Says About Your Next Scheme

A £5.5m CapitalRise facility on an uninhabitable London townhouse points to renewed lender appetite for complex projects. What Manchester developers should take from it on leverage, pricing and timing.

The deal itself

CapitalRise is putting £5.5m behind a Belgravia redevelopment, according to Development Finance Today. The money covers both the purchase and the works on a Chapel Street townhouse that cannot currently be lived in, with the finished product a five-bedroom house spread over six floors.

That is London, and CapitalRise is not a funder we place business with. So take it as market intelligence rather than a lead.

Read the structure, not the postcode

Strip away the address and you have a familiar shape: acquisition plus build cost, on an asset with no habitable value on day one, funded to a single residential exit. Anyone who has run a conversion or a heavy refurb knows what that means for the credit paper. There is no rental income, no vacant possession value worth much, and the whole case rests on the finished scheme.

High street banks generally will not touch a building in that state. So when a facility of this size gets announced openly and picked up straight away, it says specialist capital is chasing complicated residential and semi-commercial projects again, and wants developers and brokers to know it.

That appetite does not stop at prime London. Specialist commercial lenders, challenger banks and bridging specialists write business nationally, and when they go after headline transactions in the capital, criteria tend to soften across the regions too so the pipeline keeps moving.

What it does to your numbers up here

The practical effect for Manchester schemes is on the funding line of your appraisal. Projects that would have been declined six months ago are getting looked at again. That includes part-vacant commercial buildings, tired freeholds sitting above retail units, and properties formally classed as uninhabitable. Those are exactly the assets that produce the biggest gap between purchase price and GDV, which is where developer margin lives.

Two things are moving. Bridging specialists are pricing acquisition plus works facilities more keenly, which cuts your finance cost per month and improves what you can afford to pay for the site. And challenger banks are taking a more commercial view on exit values in strong city submarkets, which matters if your appraisal depends on the top end of the comparable range rather than the middle.

If you are holding a Manchester site, or bidding on one that needs serious money spent before it can let or trade, more funders will look at it now than at the start of the year. How we place these cases locally, including typical property types and deal sizes, is set out on our Commercial Mortgages Broker Manchester location page.

Timing your funding decision

Lender appetite runs in cycles, and this is the useful part of one. When a funder publicises a £5.5m heavy refurbishment deal, rivals answer within weeks, normally by moving on rate, leverage or how much condition risk they will accept. That reaction window is when borrowers get the sharpest terms.

If you have a scheme sitting in a folder waiting for the right moment, or a refinance coming up on a completed conversion, the argument for going out to market now is simply that competitive tension is doing some of your negotiating for you.

Broker read

Take announcements like this as a signal to act on rather than an item of interest. If you have a Manchester purchase or refinance with works attached, get it in front of lenders while appetite is running hot.

Depending on your exit, we can place it with specialist commercial lenders, challenger banks or bridging specialists, and put the terms side by side. Send us the address, the price and the works budget, and we will tell you the same day whether it fits.
